Why SixtyFour West doesn't publish rates

We do not quote rates, points, terms, or payments on this site or in any automated answer — and you should be skeptical of any system that does.

Two reasons. Pricing on business-purpose commercial credit moves with the market and with the specific file: leverage, property condition, experience, exit, and timeline all move it. And a number given without a file behind it stops being information the moment a borrower repeats it back as a promise.

What actually decides the deal

These are ratio-driven products. Loan-to-value, loan-to-cost, and debt service coverage do more to determine whether a deal works than the headline rate does. A deal that fails on leverage does not get rescued by pricing.

  • On a DSCR rental loan, the ratio is rent ÷ PITIA. See DSCR rental loans.
  • On a fix and flip, it is loan-to-cost on the purchase and rehab, and loan-to-ARV on the exit. See Fix and flip loans.
  • On an SBA 7(a) acquisition, it is the business's historical cash flow against the proposed debt service, plus the equity injection. See SBA loans.

For real pricing on a real scenario, the scenario has to be looked at. Send it — what we need — and you will have a term sheet, a yes or a no, within 24 hours. Every term sheet we issue lists the rate, points, lender fees, and prepayment terms line by line for that deal.

SixtyFour West Capital places your deal with lenders whose rules it fits.
