What SixtyFour West needs to look at a deal

A first look needs less than most people send. Five things get a real answer:

  1. Property type and address — or, for a business loan, the business and its industry.
  2. Purchase price, or current value if you already own it.
  3. The loan amount you are asking for, and what the money is for.
  4. The exit — sale, refinance, or held cash flow.
  5. Anything ugly, stated up front. Credit events, a prior foreclosure, a partial rehab, an occupancy problem, a tight deadline.

That last one is the one people withhold, and it is the one that decides whether the answer you get is worth anything. A problem disclosed on day one is a structuring question. The same problem found in underwriting on day twenty is a dead file and three weeks nobody gets back.

Full documentation — financials, leases, rent roll, scope of work, entity documents — comes after the scenario has been screened, not before.

Where to send it

Use the term-sheet screener or the loan page that fits: DSCR rental · Fix and flip · Bridge · SBA · Business acquisition. Or email the five items to dave@sixtyfourwest.com.

You will have a term sheet — a yes or a no — within 24 hours. SixtyFour West Capital places your deal with lenders whose rules it fits.
