How fast we answer, and what happens next

The commitment is a fast answer, not a fast yes. Send a screenable scenario and you will have a term sheet — a yes or a no — within 24 hours. The no, when it is a no, comes just as fast, with the reason.

That framing is deliberate. Plenty of shops keep a borrower warm for weeks on a deal they were never going to fund. A clear no in a day is worth more to a borrower with a contract deadline than a maybe in three weeks.

The sequence

  1. Scenario in — the five items.
  2. Screen — is this financeable, under which program, and at what structure.
  3. Term sheet, or a no with the reason — within 24 hours.
  4. Full package and underwriting with the lender whose rules the deal fits.
  5. Third-party reports — appraisal, title, insurance — then close.

No part of this is an approval until a lender issues it in writing, and nothing on this page is a commitment to lend.
