SBA Loans in Georgia — 7(a) and 504

SixtyFour West Capital places SBA 7(a) and SBA 504 loans for Georgia business owners from our desk in Cartersville. Buying an existing business, buying the building you operate in, expanding, buying equipment, refinancing business debt, or a partner buyout — these are the uses the 7(a) program was built for, and 504 is the tool for owner-occupied commercial real estate and major equipment.

David Sheets, our Managing Partner, has funded hundreds of SBA loans. If your bank said no, that usually means your deal did not fit that bank's rules — not that it cannot be funded. Different SBA lenders take different risks, and placing the file with the right one is the whole job.

The questions Georgia borrowers ask us most

How much do I have to put down to buy a business, and can the seller carry part of it? An equity injection is required on an acquisition. Seller financing can count toward it under SBA's current rules if it is structured correctly — this is the most common place a deal is lost, and the first thing we check.

What credit score and cash flow does the lender want? Lenders look at the business's historical cash flow against the proposed debt service, your personal credit, and your experience in the industry. We tell you where the file is strong and where it is thin before it goes to a lender.

Do I have to personally guarantee it, and will they take my house? Under the SBA's program rules, owners of 20% or more of the business give a personal guarantee, and a 7(a) loan is not declined solely for a collateral shortfall when the available assets are pledged. The current rules are on SBA.gov; the lender applies them to your file.

How long does it really take? It depends on the lender's processing authority and how complete your package is. We tell you the realistic timeline for your specific deal and lender on the term sheet, and we keep the file moving.

7(a) or 504? 7(a) for acquisitions, working capital, equipment, and general purposes. 504 for owner-occupied real estate and heavy equipment, structured with a bank, a certified development company, and your injection.

My bank already turned me down. Is it over? No. A bank's "no" is a statement about that bank's credit box. Send us the package you gave them.
