Fix and Flip Loans in Georgia

SixtyFour West Capital places fix and flip loans for investors across Georgia from our desk in Cartersville. Metro Atlanta, Savannah, Augusta, Columbus, Macon, Athens, the North Georgia counties — if the property is non-owner-occupied and the plan is to renovate and resell (or renovate and hold), this is the loan.

Our Managing Partner, David Sheets, has flipped more than a hundred houses himself. The questions below are the ones he hears on every call.

What a fix and flip lender actually looks at

  • As-is value and after-repair value (ARV). The loan is sized against both. A realistic ARV with comparable sales is the single most important number on the file.
  • The rehab budget. Line items, a contingency, and a draw schedule. A budget with no contingency is the most common reason a file stalls.
  • Experience and liquidity. Completed flips in the last three years and the cash you have after closing move the leverage more than anything else.
  • The exit. Sale, or a refinance into a DSCR rental loan if you decide to hold.

The questions Georgia flippers ask us most

Will you lend on my first flip? First-time investors are placeable. Leverage is lower than for an experienced investor, and the lender will want to see a contractor and a scope of work.

How much of the purchase and rehab is covered? It depends on your experience, the ARV, and the lender. We quote the leverage on the term sheet in plain percentages — loan-to-cost and loan-to-ARV — so you know exactly what cash you are bringing.

How do draws work? Rehab funds are held back and released as work is completed, against invoices and photos or an inspection. Ask how fast each lender releases draws before you pick one; it matters more than a small rate difference.

Is interest charged on the whole loan or only what I have drawn? It varies by lender. We tell you which it is before you sign.

How fast can you close? Clean title and a complete file close fastest. You will have a term sheet, a yes or a no, within 24 hours of sending the deal.

What happens if the flip runs long? Ask about extension options and their cost up front. We put them on the term sheet.

Who this is not for

Owner-occupied property, deals with no exit plan, and rehab budgets with no contingency. We will tell you that on the first call rather than three weeks in.
