Can You Finance a Rental Property Without Tax Returns?
· David Sheets
Often, yes. A DSCR loan qualifies the property, not your personal income. The lender compares the rent the property brings in (or the market rent an appraiser assigns) against the proposed mortgage payment. If the rent covers the payment with a cushion, the deal can qualify without tax returns, W-2s, or a debt-to-income calculation.
That makes DSCR a fit for self-employed investors with heavy write-offs, people who already own several rentals, and buyers holding title in an LLC.
What the lender still checks: your credit, the cash you have left after closing, your landlord experience, and whether the rent holds up on an appraisal.
Before you apply, pull together the current lease or a rent estimate, the purchase contract, and a statement showing your reserves.
SixtyFour West places your deal with lenders whose rules it fits.
