How Does a Commercial Cash-Out Refinance Work?

· David Sheets

A cash-out refinance replaces the loan on a property you already own with a larger one. The new loan pays off the old balance, and the difference comes to you at closing.

Owners use it to buy the next building, fund a renovation, pay down expensive debt, or put working capital into the business that occupies the space. The property keeps doing its job; the equity stops sitting idle.

What the lender checks: the property's current appraised value, the income it produces against the proposed payment, how long you have owned it, your credit and liquidity, and what you plan to do with the cash.

Before you apply, gather your current loan statement, a rent roll, trailing operating statements, recent tax returns, and a plain note on where the cash is going.

SixtyFour West places your deal with lenders whose rules it fits.
